Your Alfesta accommodation in the Southern Highlands will be a grand old manor house on our very own country estate for the weekend. Fashionably repurposed, the original homestead retains its character with manicured gardens and open fireplaces on chilly autumnal evenings. When it comes to dining, Katers Restaurant is full of timeless decadence, with a wholesome, award-winning country menu, showcasing locally sourced produce. With its well-appointed lodgings of sophisticated rooms and suites which give a nod to their 1920s heritage, Peppers Manor House offers a tranquil country retreat that exudes old world charm.

Located in Sutton Forest just 15 minutes from Bowral, it's a scenic 90 minute drive south of Sydney and less than two hours drive from Canberra.

NOVEMBER 2025 UPDATE - An autumn Southern Highlands Alfesta is certainly popular! All rooms have already been booked at Manor House, but that doesn't mean Alfesta is booked out. Overflow accommodation is available at Peppers Craigieburn in Bowral. Craigieburn is just as gorgeous as Manor House, and the Alfesta bus will run between the venues each evening so you won't miss out on anything. There is also a wait list for Manor House rooms should there be any cancellations. Accommodation bookings at both venues are to be made by contacting Michelle at Manor House on the number shown below.

No deposit is required at the time of booking, but you will need to provide a credit card number to secure your booking, which will be processed for the full amount of your accommodation on Friday 30 January 2026. You will be given a reservation number when you book. Make a note of that number and include it in the comments section when you book your activity package.

Highland Queen rooms are located in the Main House and in the nearby Hillside precinct. The Main House offers heritage rooms without a balcony and the Hillside precinct offers rooms surrounded by a wooden balcony. Room allocation based on availability.
